Frequently Asked QuestionsQ1. Can foreigners buy real estate in Japan? If so what is the procedure involved? A1. Any Foreign national can buy transparent title freehold real estate in Japan. Firstly, the buyer signs and submits an Obligation to Purchase agreement, or equivalent. Your real estate agent will then take the property off the market and prepare the contracts for the sale of the property. It takes about one week for the real estate agent to draw up the Statement of Important Matters and Real Estate Sales Contract. After signing (or stamping) the contract, a deposit of no more than 30% of the agreed upon contract price is paid. The remaining balance is paid when the contract settlement date is reached, usually 2-6 months later. Once payment and settlement occurs, the solicitor registers the transfer of title at the land registry office and the new title is printed and handed over. |
